Spring is the greatest time to buy residential & investment real estate in Ogden and surrounding communities. Why? Because statistically, the largest number of buyers are out looking for homes or investment real estate opportunities during the months of March, April, May and June.

Whether its a buyer's market in or a seller's market, Spring is always a great opportunity to sell your home or investment real estate in So. Ogden.

If you are ready to put your Weber or Davis County property up for sale next Spring, there are five tips you can use to help you stand out to your local real estate buyers. Here they are:

  • Spring cleaning: wash your windows inside and out, and then clean all the mirrors in your So. Ogden home. You'll be surprised at how much better your So. Ogden home will look with just this simple task completed.
  • Clean up the yard: get out and give the lawn it's first good mowing, and trim up the trees and shrubs. Rake the leaves and edge the walks. Plant a couple new flowers. You don't have to over do it, an early Saturday morning should do the trick.
  • Floors, walls, and ceilings: Clean your carpets, scrub the floors, dust up the drapes, and clear out the cobwebs from the fans and fixtures.

A lot of people are talking about foreclosures in the Weber County these days. Even the local Ogden news is painting a picture of an increase in foreclosures and mortgage trouble.

What is really going on in our local Ogden real estate market? Is it as bad as you have been reading? The truth is, everyone has been effected by the current market conditions, and the Ogden real estate market has felt it, too, in the last couple of years. And while the economy in our country seems grim at times, the news is not all bad.  Utah real estate, in general, has always been a more affordable market than many other states. Ogden home prices seem stable and in some neighborhoods I see prices on the upswing.

Foreclosure; however,  is a terrible thing if you are the one being foreclosed. As a buyer you have a unique opportunity to both get a great deal and even help someone out. Home owners who are in danger of foreclosure may also be looking for a buyer. In some cases, a foreclosure might represent an opportunity to purchase a property at a lower cost and lease it back to the current occupants.

There are lots of options in a foreclosure , and many of them can be a win-win for both parties. Our current Ogden real estate market conditions may seem an up hill challenge right now, but there can be a silver lining. Ask me about the HAFA (Home Affordable Foreclosure Alternatives)  program.   • A short sale is not reported on your credit report, a foreclosure is!
  • Each lender has different requirements during their short sale process
    • Be prepared with proper documentation from the start
    • Be patient with the timing of lender responses but be persistant by calling weekly to obtain the status of your short sale
    • Be aware that the foreclosure department may not grant sale date postponements even though you are negotiating a short sale - Keep in touch with customer service as to the status and keep asking for them to postpone the sale. The difference in your credit score could be 300 points between a short sale and a foreclosure and whether you can obtain Fannie Mae financing for another home in 2 years or 7 years!
  • Your employer has the ability/right to check your credit to see if you are in a volitile position with your credit. Termination is worst case scenario!
  • In may states, the bank has the right to pursue a deficiency judgement in a foreclosure! A short sale can be sold at a better price than a foreclosure and most banks will forgive the remaining deficiency.
